Checklist for New Residential Construction


  • Building official will require two copies of all product approvals, energy calculations, and shop drawings.
  • Copy of receipt for impact fees filed with county.
  • Landscaping plan due to Architectural Review Committee within 60 days of building plan submission.
  • Two sets of plans signed and sealed by a Florida registered architect or engineer with survey showing all setbacks to be submitted to the Architectural Review Committee which meets each Wednesday morning. Plans must be submitted by noon on Tuesday to be included on agenda for Wednesday.


New construction fees due upon permit submission:

  1. Permit fee based upon cost of job; includes structural, electrical and plumbing
  2. All other disciplines must have separate permit for work.
  3. $500 refundable clean-up bond
  4. Building surcharge fee of 1 cent per square foot (equivalent to old radon fee)
  5. Water/sewer hookup - check with Atlantis Utilities Department
  6. Permit Fees are $50.00 up to $2,500 (value of the job) - otherwise the fee is 2% of the cost of the job
